Congratulations!  You have decided to purchase a home.  But buying a home is more than looking at houses.  It is finding the right home, at the right price, in the right location.  The best way to achieve these objectives is to work with a professional realtor who understands your needs & wants, your time frame and the financial boundaries to work within.  An experienced agent can easily identify homes matching your search criteria while dismissing those that don't.

How long have you been selling real estate in our area?

Will you be representing my interests?
Once a buyer agency agreement (a contract which hires us to be your agents) has been signed, we represent your interests. We will work for you to get you the best price, closing date and terms that will suit you needs.

How do you determine my qualifications and when?
Immediately. We will establish your buying power as well as your wants and needs before viewing any homes.  It is always a good idea to get pre-approved from your bank or financial institution.

How do you prepare information about relevant home choices for me ahead of time?
If you have access to an e-mail account, we will e-mail you as soon as new listings hit the board. If you do not, we can arrange for hard copies to be printed out and forwarded to you. It is imperative to stay on top of new listings to maintain the most current market information available.

What is your negotiation style?
We always maintain the highest level of professionalism when negotiating on behalf of our clients. One must first get a feel for whom you are dealing with. Once this has been established, our style varies from playing the devil's advocate to an aggressive yet fair approach.

Would you provide market evidence to support the price?
We insist that comparable homes, both currently active listings and solds within the neighbourhood, are used when presenting an offer. This is a realistic indication as to a homes value when negotiating on your behalf.

Can you pre-qualify me and help me with financing options?
We cannot directly pre-qualify you, however, we can direct you to the people that can. We have numerous contacts in the banking & financial sectors that can get you pre-qualified and pre-approved quickly. 

Can you be contacted any time?
24 hours a day, 7 days a week. You will have access to our 24 hour paging service, our office, cell phones, toll free number, e-mail and fax. We recommend either paging us, as we always carry our pagers, our e-mailing us as we are constantly on line.

What, if anything, can you do to save me time in the closing process?
We have a vast pool of professionals from which we can, and regularly do, call upon. We do not necessarily recommend the most affordable lawyer or home inspector, however, our top recommendations are some of the best and most reasonably priced professionals in the business.
